How it works

You send a plan.
You get selling points back

Four steps, no compulsory meeting, and a lead time announced in advance. The service is designed to fit into an agency's pace, not to add one more project to manage.

01

You · 5 minutes

Sending the project

You send me whatever you have on the property. There is no standard file to put together: I work with what you already have.

  • The existing plan, even as a scan or a photo
  • A measured survey, if one exists
  • Photos of the main rooms
  • Information on the property: floor area, floor level, orientation, year built
  • Known constraints: load-bearing walls, co-ownership rules, easements

No plan?

The plan from the energy performance report (DPE) or a freehand sketch is enough to start. If nothing is usable, the service with an on-site survey includes taking the measurements: allow €500 instead of €300.

Me · the day I receive it

Potential analysis

This is the step that separates a redrawn plan from a redesigned one. I look for what the current layout prevents people from seeing.

  • The layout: what is well placed and what is not
  • The volumes: ceiling height, proportions, wasted space
  • The circulation: corridors, passageways, square metres nobody lives in
  • The options for reorganisation, from the lightest to the most ambitious
  • The layout potential in light of the local market

If the property has no real potential for a new layout, I tell you before starting. A simply redrawn plan will serve you better — and cost you €50 rather than €300.

Production

The content depends on the service chosen. In every case, the documents are designed to be read by a buyer, not by a building professional.

  • The existing plan, redrawn with dimensions
  • The layout proposals, in three distinct variants
  • Floor areas before / after, room by room
  • A short design note for each proposal: who it is for
  • The 3D visualisations, when the service includes them

Why three proposals rather than one?

Because three different buyer profiles view the same property. A couple without children, a family and an investor are not looking for the same thing. Three plans give you three sales pitches.

Delivery and use

The files arrive by email, in formats your team and your listing portals can use straight away.

  • High-resolution PDF, for printing and the seller meeting
  • Optimised PNG, for listings and portals
  • Social media formats on request

You then use them in your sales process: an enriched listing, material for the seller meeting, support during viewings. Terms of use are set out in the quotation.

In practice

Where do these documents fit in your sales cycle?

Before

At the valuation appointment

You show the seller what you will do with their property, with demonstration plans to back it up.

During

In the listing and at viewings

The redesigned plan sits alongside the photos. At viewings, it answers the question buyers don't dare to ask: “what could we do here?”

After

When the property stalls

A property that hasn't moved after two months needs a new angle, not just a price cut.

Frequently asked questions

What agents ask before ordering

What if I don't have a plan of the property?

A photo of a plan, a freehand sketch or the plan from the energy performance report is enough to start. If no document is usable, the €500 service with an on-site survey includes taking the measurements.

What is the actual delivery time?

Two working days for the three layout proposals, from receipt of a usable plan. A plan redrawing on its own is delivered faster. For 3D visualisation, the lead time depends on the number of views and is confirmed in the quotation.

Can I use the plans in my listings and on portals?

Yes. The documents are delivered for use in marketing the property concerned: listing, portals, seller meeting, viewings. Terms of use are set out in the quotation.

Are the proposals technically feasible?

The proposals take into account the constraints I am given and explicitly flag anything that requires a structural check or co-ownership approval. They are a reading of the potential for marketing purposes, not a construction file.

Who pays for the service: the agency or the seller?

Both happen. Some agencies include the service in their fee as a way to stand out when winning the instruction. Others recharge it to the seller. The invoice is issued in the name of whoever places the order.

Do you work outside Paris?

Plan-based work is done remotely, with no geographical limit. On-site surveys are carried out in Paris and the inner suburbs. Beyond that, get in touch: travel may be possible depending on the project.

Try the service on a property that is stuck
